This location is perfect for anyone that likes beach front without the all inclusive. Right beside the best snorkeling on north beach and directly across from GURU beach club. Minutes away from great food and drinks. Taco stands pop up close by at the end of the day as well! Rooms clean. Great AC. My only complaint is water pressure is VERY inconsistent. Will be coming back though!

The rooms were super basic and old! The bed was next level awful, from the worn out mattress to the old, stained bedding. I averaged 3 hours of sleep each night! No microwave, WiFi or coffee in room. Bring your own washcloth as you only get a bath towel and floor mat. I spent the last amount of time possible in the room. BUT, the pool & lounge area were great! Beautiful flowers and palm trees, plenty of pool floaties to use. You are right on the beach so that convenience was wonderful! You wake to the waves crashing and sun rising up out of the water. You can't beat the location, if you can just get past the old worn out room.

We will be back to this property. The best location on the island. Short walk to dining and shopping. Pristine beaches. You have to plan ahead, bring cups, spoons, water bottles etc, as the only thing offered is a tiny fridge. They do have easy access to water, hot and cold which was very convenient. Thankyou to the staff at Villa kiin for making our stay memorable!

Location was great.Right in front of the beach.Everything was close by.The only downside was the bed was kind of hard and the key was damaged.It was hard to unlock the door.But i git used to it.I would definitely come back

This was our first (but not last) visit. The location is excellent, just steps to the beach. The pool and gardens are lovely. The staff were helpful.

Nice resort, close to water, beach and snorkeling. Staff is very nice and accomadating. Plenty of cold drinking water, housekeeping, is great, hot water for showers,we have stayed there 3x and will be back

I loved that it was located at the reef part of the ocean. Never had hot water and there was contamt construction and its a adult only resort and there were kids everywhere and the property behind us was so close that everyday we woke up at 6 am to screaming kids in their pool. Not relaxing at all.

It's not all inclusive. Nice outdoor setting away from the downtown noise yet within walking distance to dozens of shops, bars and restaurants. Located on a beach lagoon past the ocean break. Great for swimming. easy access to several beaches on the north end where the waves are more prevalent. However, no beach chairs to rent at this hotel. Rooms are older and outdated, mattress was very hard, no dressers, a/c leaked water on wall and floor and into our suitcase. But rooms were cleaned every day. Door was hard to open up all the way. Often had a sewer smell, but so did much of the island. Many places don't allow to flush toilet paper including this hotel. In February, pool was not heated and shaded by many palm trees. All in all, you get what you pay for and this was less expensive than many other places.

The hotel is basic yet it had great AC, comfortable beds, ceiling fan, friendly staff and we had no problems with hot water or water pressure. The location is fantastic!

Hotel Villa Kiin was absolutely phenomenal! The staff was great and the view and location is unbeatable! It is a much older hotel and isn’t luxury by any means but if you aren’t planning on being in the room but to sleep it is the place to be. Had AC and a fridge which for adventurous people like my fiancé and me that is all we needed to store our snacks and water. They cleaned very very well every day! And the view was absolutely stunning on the second floor with a balcony. I highly highly recommend Villa Kiin and we will be staying there when we return to Isla!

Excellent service. Clean, well maintained older property, pool is a refreshig alternative to the salt water, gardens are lush and provide privacy. Drinking water refills save thousands of plastic bottles. There is a book exchange for those just chillin'. Basic hotel located on the best beach on the island and walkable to everything. I stayed for a week and loved it so much I secured two+ weeks fir next year.

Perfect location, price is fair but I do not understand why they charge a $250 deposit if there is no mini fridge or movies on the tv or even a phone in the room. The overall property and room is perfect but the plumbing in room 37 was bad. Water barley trickeles out the shower and the sink. The fan didn’t work and the remote for the tv didn’t either. This hotel is at the best location to access the cove area part of the beach. The draw back is everyone comes there and it’s over crowded with locals and people on excursions to snorkel.

There was some Miscommunication between staff members. One person said I could have a late check out when I asked a day before leaving. And on the day I asked if I could have an extra 1/2 hour more and was told no. That was ok. But then 10 minutes before my check out and I’m in the room organizing everything a lady came in and very sternly and rudely said I did not have a late check out and to get my things and leave. Well I was planning on that so no problem… but was left feeling really awkward and rushed. When I came out she apologized because she spoke to the other lady who confirmed what I had said… so why didn’t she do that first?? It’s fine But I left feeling kinda disappointed. Hope to stay here again because although it’s bare bones, it’s safe, and I loved where it is on the beach!! Must come back again!!

This is a 3 star hotel. It was perfect for us. Great location. The wifi is only in the lobby area not in the rooms. In the morning you can get a voucher for coffee at a restaurant around the corner.

This was the third time we have stayed at Villa Kin. It's always been nice, not fancy but clean. The house keepers come everyday. It's right on the beach and if you get tired of the sand, the pool is awesome. We would stay here again.

I know this property has had some good/bad reviews. If your looking for beach property, not afraid of an older building. Which brings the cost down, then no worries. The pool was clean, crystal clear, you can opt for the beach as well. Walkable If you don’t rent a golf cart. All Staff very polite. At an amazing price. If you are a complainer, go elsewhere. Oh, Deb and Joe, if you read this review, sorry we didn’t see you to say goodbye!! 😊👍

Nice but very Basic - great location and views
The hotel view and landscape was nice. Location was great. The pool was small but clean and nice. The rooms were very simple. We stayed in a room with a bacony and it was nice. Quiet for the most part Only will get two towels every other day, no washcloths. There was a fridge in the room. When the air worked it got very cold and the bed only had two very thin blankets. The value of the hotel is worth it but is very basic for anyone who is used to the "finer things in life"

The best powdered sand beaches I have ever been to. The hotel is quaint and the rooms are very basic but there is an old Mexican charm to them. I struggled with the lack of elevator and absence of helpers for my bags but on checkout they got me help from outside. I could live in this little hotel!
