The property is a 10-minute walk to the Firenze SMN train station which is very convenient. It is also close to restaurants (Tratorria Dall’Oste for bisteccas). The room we got was with the private bathroom and it was spacious. David was very helpful when we checked-in and even gave us a map and marked the places we should go. He also came back to give us our bags in the afternoon since we had to leave it after checking out. Will definitely come back and highly recommend this place to others.

Hotel staff service is terrible! Wrong room

We had booked a room with a private bathroom. Upon check in, they gave us a shared bathroom. We showed them our booking on both printed paper and the email confirmation which clearly stated 'private room with private bathroom'. The price that we had paid also reflected this as we had the same price in all the other places we had stayed in Italy which all had private bathrooms. The hotel refused this and kept arguing that they had a shared bathroom on their confirmation so we were in the wrong...even after we had showed them our confirmations saying otherwise. They told us we had to call hotels.com to get it sorted. We called hotels.com and they tried to call the hotel to talk to them but they didnt answer 3 times! They asked us to see if someone was at reception and yes, they were there. We passed the phone over and they told hotels.com that they had changed our room to a private bathroom but this was not true. After 1-2 hours of sorting this out, the hotel finally gave us a room with a shared bathroom. We thought the troubles were over. After 2 nights there, the water was not working for over 5 hours. It was 37 degrees outside and we were wanting to come back and have water/shower etc. Although water not working may have been outside the hotels control, there was no staff around to get advice from. The reception was closed and there was no other staff anywhere. Guests from another room saw us and were also confused. The water did come back on but the communication is bad!

Comfy and Simple

When we first arrived, it was quite confusing. Not sure where it actually was but thankfully there was a small sign. They are on the 1st floor when you get in, It's quite dull (no sunlight really comes in) apart from the communal area, the kitchen. I would say it was a lovely B&B but the only annoying thing is, our booking came with a private bathroom...not expecting you had to walk out of your room and have to unlock and lock the bathroom door every time you use it. That would be the only downside to staying here. The room itself is very nice, clean and very spacious, would be nice to know how to open the window but not a problem really since we had full day excursions, up at 6am and back by 9pm. It's very close to the train station so that was really convenient and close to the meeting points for our day trips. It's in a quiet area and it's definitely safe to travel back late as night even though it doesn't look like it. I've had no problem with the staff there, they are very very friendly and softly spoken. We was told that breakfast will be 4 euros each but got it for free instead which made it even better and the breakfast was actually really really good.

B&B bem localizado, do lado da estação de trem Santa Maria Novella, facilitando viagens curtas a cidades próximas de Firenze, próximo ao centro e principais monumentos. Trata-se de um prédio bem antigo, assim como os demais da região, porém, tudo bem organizado e limpo.

Sono stato ospite della struttura per 3 notti. Situato a 5 minuti a piedi dalla stazione di Santa Maria Novella, facilmente raggiungibile. Personale educato, professionale e gentile, con Andrea infatti abbiamo tranquillamente concordato un check in fuori orario, ed è stato gentilissimo a mostrarci con pazienza mappa alla mano tutte le cose da fare in città. Camera doppia con bagno privato ed ogni comodità, pulita ed in ordine ogni mattina, accogliente, e sempre calda grazie ai riscaldamenti, Tv e wifi gratuiti, asciugamano puliti e ambiente sempre profumato. Vicino al centro di Firenze si raggiunge ogni luogo di interesse in massimo 30 minuti di piacevole camminata. Veramente consigliatissimo a tutti!

Good place to stay overall

It's a nice place, very good size room. The staff was helpful once we made it into the place. The booking confirmation said that we needed to contact them and give an arrival time; however, the phone number did not work and no email was given. When we arrived, the front desk was closed (even though it was supposed to be open) - so took some time to figure things out. Not the best first start. The room was nice, large and clean otherwise. The area was under pretty heavy construction when we were visiting Florence, but it's a very walkable city. It's good value for the price, but, if I went back, I would try to stay somewhere a bit more central.

Se volete dormire, andate altrove.

Se volete dormire, scegliete un'altra sistemazione. Peccato, perché per il resto (posizione, comodità e pulizie), non avrei niente da dire, anzi. Purtroppo, però, il fatto che il b&b abbia muri di carta velina ha pesantemente condizionato in negativo la mia vacanza. Non sono riuscita a dormire dapprima perché si udivano raccapriccianti suoni di accoppiamenti (meritevoli di un servizio di national geographic), poi rumori di transumanze degli ospiti verso il cigolante bagno comune, collocato esattamente di fianco alla mia stanza. Infine, quando tutto si era quietato (ovvero verso l'alba), è sopraggiunta una folkloristica signora a preparare la colazione nel soggiorno di fronte, sbattendo, noncurante, ogni genere di servizio di piatti e urlando aneddoti in dialetto al gestore del B&B, altrettanto attento ai suoi ospiti. Il programma culturale che mi ero prefissata, avendo a disposizione pochi giorni a Firenze, era molto serrato e il fatto di non aver potuto riposare ha senza dubbio reso tutto pesante. Avendo pochissime ferie, ripenso con amarezza e irritazione ad un prezioso momento che sarebbe dovuto essere speciale e invece è andato sprecato. Mai più

Il soggiorno è stato positivo. Colazione Variegata e abbondante, Stanza calda con sia i termosifoni che il condizionatore. Personale Gentile. Il lato negativo è il bagno: per la mancanza di un termosifone, del bidet. Inoltre viene fornito un solo asciugamano (grande) a testa. A 10 minuti a piedi dalla stazione di SMN.

Pretty reasonable

The hotel is pretty close to the main station in Firenze and the location is quite safe. The staff in the hotel is very nice and helpful. And you should have at least one day breakfast in the hotel.

Soggiorno piacevole dedicato all'arte

Siamo arrivate con Flixbus e la signora Teresa, che gestisce la struttura, è stata così gentile da darci le indicazioni per raggiungere a piedi il b&b, dato che avevamo una cartina sbagliata. All'arrivo ci ha detto che, nonostante avessimo prenotato per una stanza con bagno in comune per spendere meno, dato che rimanevamo per tre notti ed eravamo in tre, era riuscita ad assegnarci una camera con bagno privato, senza farci pagare un centesimo di più. Dalla zona in cui alloggiavamo potevamo tranquillamente raggiungere a piedi qualsiasi monumento o museo, anche più agevolmente del previsto poiché la signora ci ha fornite di una cartina dettagliatissima. La camera veniva pulita ogni giorno e la colazione era buona, servita in un ambiente intimo.
