Loved the location and the cleanliness of the property. The location made it very easy to drop off our luggage after arriving at the train station. Then we could walk all around to other sites, etc. My only issue with the location was the bed was a much harder bed than I was used to.

Right where you want to be
Excellent location in Florence. 5 minute walk from the train station and close to all the sites. Plenty of food options, and if you are really hard up there is a McDonalds on the corner. Quiet with great Wi-Fi.

Great rooms, just not much front desk service
Well, they have about a 2-hour window to check in, from 3 to 4:30, and to check out, from about 8:30 to 10:30, but if you can work that into your travels, the room was super comfortable, and actually had working air-conditioning, unlike the other 3 and 4 star hotels I booked during our Italian trip. On a busy street, but good soundproofing. As others have mentioned, the elevator is tiny, and can only fit one person with luggage at a time (not easily). If you can put up with the quirky check in and checkout, and the elevator, you can get a great room for a great price in a great location. Breakfast is OK.

Avoid this place!!!
I wish I could give 0 star if there is an option. I booked this place for two nights when I decided to bring my parents who are both in their 70s for the first Europe trip. This place have limited check in hours and requires calling them 48 hours ahead if you check in after 5pm which I did but end up no one answer the call. We arrived Florence around 8pm and it was a very freezing heavy rainy night. When we finally found the resident building and tried to contact them but still no one answer the phone, even Hotels.com customer service can not reach them. It ended up we spent another $800 to book a 2 star hotel which is the only one still have vacancy in that area and my mom caught cold after that night. They totally ruined my trip, avoid this place if you don’t wanna have my experience!!

Dear Mr. Vikiwe would like to respond to your review as the situation from our point of view is slightly different. On July 12, you made your reservation for September 24 indicating an incorrect / non-working phone number and since July you have never replied to our numerous emails asking for your arrival time in order to better organize check-in, and in case of arrival after 16:00 (reception closing time), we would have sent you two simple codes that all our customers use to enter independently in the case of late check in, with all the instructions to enter the room . We have tried to contact you several times without success and on the day of your arrival we have sent you the instructions to access and the codes via chat on expedia.com consequently you will have received them on the email and we have also sent them by message to the number you indicated in the booking even if we believe that you wrote it wrong because it was impossible to make calls to that number. Doubting that you have correctly received all our communications and instructions, we also decided to attach a sign on our entrance door, specifying your name and asking to contact us on our emergency mobile phone, clearly indicated on the sign, active every day until 24:00. Even though we were on hold all evening, we didn't get any calls. We believe that you did not find the correct door because the sign was placed right on the door and the emergency number was written on it, or that you decided to call our office phone, which is open from 8:00 to 16:00. We are sorry about what happened, we hoped that we could get in touch at least once in the two months before your arrival. It is clearly not our intention to leave our customers outside the B&B and we always do everything to ensure excellent communication and our services at their best.

Room clean and super close to train station, overall very clean and good room to stay in. Walking distance to everything we wanted. Only downside is the shower space was really really small so factor that in before staying otherwise staff really nice and good location if utilising the Italian rail system

The air conditioning was not working. There was no staff on site and no one to call. The hotel provided a telephone number but indicated “emergency only”. We opened the windows to find broken screens that let in mosquitoes.

Très bon rapport qualité-prix. Le personnel est courtois et sympathique. La chambre offre toutes les commodites malgré sa petitesse. Nous avions une fenêtre directement sur la rue et malgré tout c’était bien insonorisé. L’accès facile à la gare de train est un plus à l’arrivée et au départ.

Room was spacious(for Europe), clean, modern, and had a mini-fridge kettle, tea and coffee. Our room faced inward, away from the street and was quiet. Very close to the train station, and very close to all the tourist areas. Really enjoyed our stay. The only negative is that is very close to the train station, and the people that hang about. Not an issue though and felt totally safe at all times, day and night.

Staff was great! Was able to schedule a taxi for 4am, for us. Room was nice and clean, and shower was wonderful. The outside noise was a little loud, just people going to and coming back from bars almost all night. We were there just there a night, but it was a good location. Close to train station. Also since we had such an early flight, and were going to miss the breakfast provided, we were given the vouchers, and were able to pick it up the day before and take it with us in the morning. It was great!

Great location! Very comfortable B&B!
It was excellent! Great location! Even though the streets were very busy, we didn't hear a sound at night and the beds were very comfortable! Check-in was great even after hours, it was very easy and instructions were very clear! Everything was clean and enjoyable. I wished I would have stayed longer. I would recommend anyone this B&B if you are going to Florence.

I would have given 5 stars if not for the hot water issue. I had 2 days of cold showers and bathroom fan was as loud as a plane. When i mentioned that i had no water they said it would be fixed,but next day it wasn't. When i did mention this at check out ,all they said was " im sorry" . Too bad other than for this.

Upon arrival the immediate area outside the property made me feel unsafe. It is not in a great location. The building itself is not well-kept; it's extremely old and dirty. The elevator is probably the original elevator from the 1800's and looked incredibly unreliable so I did not want to get stuck in there and decided to schlep my suitcase up 3 flights of stairs. The hallway lights were out, so I felt even more uneasy that there could be strange people in the building. Last but not least, the code I was given to get in the actual unit did not work and there were no people on site so I left and had to find a new hotel. Worst honeymoon experience of my life. Furthermore, La Residenza is unwilling to cooperate with me and refund my money, so I will be taking it up with Expedia and/or my credit card company. Do not book here, you will thank me later! I'm not sure how this place has good reviews.

You booked in February and received reception opening hours and rules, a specific emergency number and all the necessary information. Your room was ready and available with a gift chosen with great care requested by you. You did not contact the staff upon arrival as requested if some issues should come moreover the codes were fully functional . The property is located in the historic center of the city which is much appreciated by all. We suggest you to choose a type of structure that is more suited to your needs considering that you have chosen a 4-star luxury hotel where we have taken care to deliver the gift we provided despite it all . We have great reviews simply because we have great service and we deserve it. Thank you again we wish you all the best

Very nice and helpful check in staff. She helped me arrange an early morning taxi and register for a COVID test. This is very near the McDonalds and train station so there’s a lot of foot and vehicle traffic but super convenient to the train. Rooms are cute, clean and there is a lift to their floor.

Great location, walking distance from the main train station and short walk to all the tourist attractions. Our room within the B&B was nice. It was fairly big and clean. It was noisy if you opened the window, but the room also had air conditioning. The bathroom was tiny and I knocked my elbows a couple of times when in the shower. Breakfast wasn't great either. It was served over the road in a cafe which was very busy and breakfast for the BB guests was very basic.

Love this place!
We had a great experience at the property. The room was super spacious, very clean and quite lovely. Staff was very accommodating and the location can't be beat, as we were steps from the Duomo and Mercato Centrale and very short walks so SO MANY OTHER great sites. We opted for the breakfast inclusion option and the vouchers for the little cafe across the street were great... perfect way to start the morning before heading out on our adventures each day. :) On the most minor note, another pleasant amenity was having CNN global on the TV, which gave us at least some connection to news back home (when we wanted it) in English. Absolutely loved our experience here and would book again.
