We really enjoyed the location, just steps from the tram to the airport and so close to everything! The decor was beautiful and the provision of the space heater was greatly appreciated
We loved that the location was only a two minute walk from the tram/train station in Haymarket. Staff was kind and room was very clean. Quiet location. Old building so the walk to our room was a bit of a maze but we chuckled about it. Would stay again.
Great place to stay, not too far from the main tourist areas so you can easily walk, parking is expensive but it is everywhere in Edinburgh, the staff were nice and helpful and the rooms are a great size
This is a convenient option for any visits to Edinburgh. The location next to the Haymarket station is perfect -- easily accessible by train and the airport buses. The hotel itself is a cute old building. I never managed to get hot water in my shower, but other than that I loved it.
Great value slightly quirky but It's the cheapest hotel in the area. Yes it could do with a lick of paint and bathrooms need an upgrade but it's clean. Best part is the manned reception with friendly helpful staff and real keys - no faffing with cards and codes. This was my 2nd stay, hope to be back again next year
Room was clean and cute, staff were nice and never any fuss. Nice quiet location with regular and close by trams, trains and buses to anywhere you need to get to in the city.
Very enjoyable stay, maybe the decor was a bit tired but this was reflected in the reasonable price. Staff were very attentive and kind and I appreciated reception being manned 24 hours. Very good value.

Property is close to haymarket train station, trams, and buses to city centre. Staff are pleasant and friendly.
It was perfect for what we needed, which was a clean place to stay and the tram line was very close. The location was a little ways from old town, but it was walkable or we could take the tram to get closer. There were some good restaurants and bars close by.

Great location.
We loved the location, great access to the downtown area. Staff were very friendly and helpful. The hotel and rooms very clean with nice big towels but the hotel is due for an upgrade. We founds the beds to hard.

We loved the convenience of the location steps from Haymarket train station, yet felt safe and had everything we needed within walking distance. Staff were great. Our room was clean, comfortable and huge, and we felt it was good value for our budget. This is a heritage spot so don’t expect perfection in the details, but we loved the price, location, and clean comfy room.
A nice piece of heritage property that is so convenient for transportation and dining, and walking to Dean Village. Well worth the value compared to other properties around. Getting breakfast thrown in was a pleasant surprise. Wifi was a bit unstable where I was on the top floor and TV could be bigger.
Cosy accommodation. It's an old house so what you see is what you get.
The staff were outstanding.

Good location. Comfortable bed and pillows. Quiet rooms. Had some free pastries and hot drinks by the reception. Downside is the weak flushing of the toilet and water can get too hot in the tap and the hot and cold faucet are separate so you cannot mixed them to control the temperature.
Guests should be warned about the 70 stair climb to your room. Restaurants are located nearby. Have to leave your room key if you leave the property.

A nice hotel in a building with a lot of character. I liked the retro feel of the bedrooms but can see why other may say it's dated. It does have a lot of stairs and no elevator (as advertised) but this was not an issue for us. Staff were welcoming and helpful throughout our stay. The location is good at about 20mins walk to the Scott monument or Grassmarket.

Convenient location, large room. Very strong smell of what it seemed to be urine on the corridors
The good: quiet, comfortable, friendly and close to the tram system. I felt safe and comfortable.
