Lovely hotel, pleasant staff and a good breakfast. Parking on site and walkable to centre, but steep uphill walk back!
We felt very relaxed and welcomed there.

The staff were very friendly, and we had a lovely stay. We also enjoyed the breakfasts during our stay.
Fantastic place to stay. We stayed in the Chapel room, it’s a lovely big room with view of city. So much character. Bathroom small but everything you need. Great breakfast. Lots of nice touches and attention to detail. The owners were fantastic hosts and having parking is a big bonus. Easy walk to everything. Would definitely stay here again.
WOW, just WOW! Absolutely loved this place. The decor, the ambiance and the hosts all made for a memorable visit to this beautiful city. And the breakfast was icing on the cake.

Nice room. great view, friendly staff, tasty breakfast.
Wonderful stay in tastefully renovated character building. Our room with ensuite was cozy, very comfortable and really well appointed. Made to order (order night before) breakfast superb and all of the Staff lovely & helpful. Loved our stay and highly recommend this boutique hotel.
The entire stay was outstanding. In addition to a great location, comfortable-spotless room, courteous staff, and generous breakfasts, the owners/innkeepers could not have been more gracious and helpful. At every turn they offered assistance and support, making our visit an exceptional stay. We met many kind people in New Zealand, but put them at the top of the list.
There was no air-conditioning so we struggled the first night but brought a cheap fan for the remaining 3 nights of our stay and that was perfect. We got a free upgrade to a large, beautifully appointed room on our last night which was fantastic. The breakfasts were yummy, the owners were friendly and welcoming and they even have a wee dog, Lola, who gave us some dog love! Handy spot, beautifully renovated. We really enjoyed our stay!
Unique and interesting hotel in historic building. We loved all the little touches and extras in the room, the hosts had really thought of everything! Really comfy stay also and great breaky. Highly recommend.
This hotel is fabulous. It feels like you’re in a classic European hotel. Wonderful view from the outdoor balcony. Large breakfast with good variety very tasty. Highly recommend.
Such a warm welcome , the complimentary breakfast , all the extras in our room. They even did our laundry . Going above and beyond.
We had the most amazing room , be prepared for the quirky character of this hotel .
We had the red chapel room with beautiful leadlight windows, view over the city. We came to admire historic architecture and just loved our room, the reason for choosing Dunedin House, an interesting hotel to stay in. Staff were friendly and helpful. A short walk past magnificent buildings to restaurant district.
We enjoyed our stay at The Dunedin Boutique Hotel. The room was small but very comfortable and clean. There was a peaceful ambience about the place. The breakfast was delicious with a small range of cooked foods and cereals/ yoghurts to select from which would cater for most people. All served in a delightful sunlit dining room. The Staff members were very obliging and helpful. We would definitely recommend to other friends and stay again.
Staff were very friendly and helpful and made the hotel feel like home.
The rooms were very clean, our room had a lovely view of the city and access to a shared balcony. The many small amenities from sewing kits to make up removing tissues were appreciated.
Dunedin is hilly, so the walk back up to the hotel from the town requires a reasonable level of fitness. Driving is easy as an alternative
What a find! Great location for exploring downtown Dunedin on foot. The building was an attraction itself. Lovely aspect above town with great views from the terrace outside our room. The breakfast was delicious. Fantastic staff. The only downside was the size of our room (Room 10) which was very small (but cosy), and therefore it was hard to manage our luggage in so little space. However, there are bigger rooms available, at extra cost. Would highly recommend!
Great central location and parking onsite. Rooms clean and well appointed but like most boutique hotels internal stairs is an issue for larger luggage. We had a top floor room but one bad thing was all top floor rooms share the same balcony so people can inadvertently look into your room. Privacy screens between rooms should be installed. Breakfast lovely.
Great location. Fabulous hosts. Very nice breakfast.
Our room was quite small. Being an older (but marvellous) building, noise travels. So we found our room a bit noisy.
Very clean room. Stuff very friendly. Everytyis within walking distance.

Liked: Cleanliness
Staff was very friendly, breakfast very good and room was clean. But due to the fact that the price for two nights was quite high we were a little disappointed. Firstly there was no gym in the hotel altough it was mentioned on expedia (it was one of the reasons why we booked that hotel) and secondly the room was so small we were not able to put our suitcases anywhere which was very unconvenient.
