Thailand where dreams come true.
I really enjoyed myself the hotels and restaurants in this immediate vicinity are quite amazing different bills fair very very nice accommodations incredible staff while I was there for only five days I tried to do a different place for breakfast every morning and I did this at hotels in the area I was pleasantly surprised at not only the unique accommodations but the friendly staff and amazing food. Chiang Mai another unforgettable place in Thailand. Thanks, Craig McCool

terrible internet connection. I had to log in every 15 mins or sometimes every minute. It is like you take an hours to research only 3 restaurants. connection failed millions of times even right after logging in. there is a bar right under the hotel. they had live music every night even after midnight. so noisy.

Modest conditions, good price, great location
We arrived very early, but the room was ready and the check in was efficient. The room was outdated, but clean. The noise level at night was, mostly, acceptable. Free water in the fridge, free coffee downstairs, beside the reception. The maids did a good cleaning job. At the check out we were allowed to leave the luggage at the reception until later in the day. The hotel is 4-5 minutes walking distance from the gate to the Old City. Many good restaurants close by. We enjoyed very much the Thai food at Ratana’s Kitchen (exit the hotel, turn right, walk 2-3 minutes and you will see it across the road). There are 2 mini-markets nearby: exit the hotel, turn right, walk 5 minutes to 7 Eleven, keep walking another 3 minutes to Tops. If you enter the Tha Pae Gate and keep walking ahead 8-9 minutes, you will find good coffee at Lana Caffe (made with local coffee beans), For something original and pleasing the senses, go across Lana Coffe, enter the smal Lanna Museum and vist their tiny caffe. The purple tea is made with a local flower and some honey, the coffee is good and the cakes are amazing. The lady who will serve you has an university art degree and the recipients for coffee and tea are interesting.

Huge problem, needs resolving
I am currently in Thailand on a small island and have had spotty service; we arrived to check in at Lanna House and they were booked; they sent us to a "partner hotel" that were booking rooms for 500 THB less and after multiple attempts to get the lights to work in the new location we realized that the electricity did not work; we walked back to Lanna House and they were extremely rude. Eventually they gave us a refund, however we then had no where to stay that night and an early am flight. I want hotels.com to address this issue and refund my money on top of what Lanna House gave me. Traveling internationally can be hard, which is why I relied upon hotels.com with pre-paid, guaranteed booking. This was not acceptable.

Very good location
Cheap price with high customer price value. Friendly and helpful staff. Equipements are reletively old, fair cleaningness, the room is large enough, with fair street view. Extremely close to old town with lots of restaurant and market. Overall a happy stay in Lanna House.

Awful. Old and dirty. Aircon did not work properly; water heater did not either; we had also to request towels and pillow cases everyday. Staff tried to be helpful and when we asked about places tgey did not know the info sbout, they made it up. A complete rip off

very poor both Lanna house and hotel.
There is no parking services event the web site mention free parking nearby, but in actually I must to wake up before 6am everyday during my stay there to move my car from front road to park far away from the hotel and it get hit by motorcycle when parked. Its my bad experienced and will consider carefully when dealing with hotel.

First room, no mattresses on the bed. Second room there was a bad smell, faulty door lock, mouldy shower tiles, stained bed linen and general cleanliness was poor. Much better options around Chiang Mai

I recomend this hotel
Great location next to Tai pa gate great bearing point and easy to tell the Tuk Tuk drivers where you want to go. The rooms are big and clean, some regular maintenance cloud be done to improve presentation. Staff where very helpful with advice, booking and making stay very comfortable and welcoming.

booked online for $20, queen room w/aircon and shower. soap and 2 towels provided. had a safe, but it may not have worked. staff was nice and location was perfect, street is across from Tha Phae gate--walking street market is right there. lots of food and tour companies nearby.

The bathroom was very dark and still had hair from the previous customer and the room floor was dirty and we found hair too. On the other hand the location is great. It is close to the main points in Chiang Mai. You won't spend the whole day in the room so analysing the room and the great location the price is great.

Hotel has located close to Sunday night market and nice coffee shops and restaurants. It's easy to get around old town Chiang Mai but Pub next can disturb your good night sleep if you stay in lower floor. You needed to bring your shower stuffs such as soap, shampoo and conditioner because hotel hasn't provided for you. You can have free tea , coffee and hot cocoa at the first floor.

The hotel looks good on the website, but the pictures are not accurate. The room was clean, but it was in very poor shape. From water leaking in the bathroom from the room above to the bugs and other critters roaming about, it made a poor first impression. Be aware that parking is NOT available anywhere near the hotel. The location was awesome however. It was close to most of the attractions that my wife and I wanted to see. If you are a younger traveller on a budget, this hotel will work, but if you are traveling with a family, AVOID.

Hotel situated on Thapae Rd. not too far from Thapae Gate (around 50 m.) but a little bit noisy because many pubs beside. The room is clean but floor is not yet. (feeling so sticky on my feet) All facilities is okay... You get what you pay.

budget but noisy hotel close to Tha Pae
The guesthouse was reasonably priced for its location (2 minute walk from the eastern Tha Pae gate, 10 minute walk from the night markets) and had the most amazing vegetarian breakfast, the best included breakfast that we've had for quite a while. Each morning the food options were different and it was buffet style so you could eat whatever you wished. The room was pretty clean though a few days (we stayed 6 in total) we had to ask reception to get the housekeeping to clean and replenish water, though this was a minor problem. The beds were a little hard and the pillows need updating. The only major problem we had was that it is right next to a very loud bar which plays live music every night. It wasn't too bad once we put earplugs in but I would feel sorry for anyone who doesn't have these. Try to avoid the rooms on the street-side as these rooms have more noise. However the staff were friendly and helpful, the breakfast was amazing, there was AC and daily room service and the location was great so I would definitely stay here again.
