The mattress was very comfortable. The room was a reasonable size. The shower room was a little tight but adequate. Kitchen was a good size with a washing machine etc. The road outside was busy so the windows couldn't stay open at night. The house was quiet until the person in the room above walked across the floor. Noisy. Excellent bus service, just down the road, into town. Easy to get a taxi back in the evening.
The hotel was okay but there was a broken window latch in the bathroom also the door lock in the bathroom was very stiff.
There was some fellow guests above who moved around the property like fairy elephants and this impacted on my sleep. The facilities were fine and having a fridge-freezer was brilliant as I had some food that needed to be kept frozen until the day of my departure. Overall I’d score the hotel 8.5 out of ten!
Stayed here for 2 nights while visiting belfast, it had everything we needed, we found the place easy (lots of buses) the instructions we received for check in was easy and straight forward we had a room with private bathroom which was nice and clean as was the room also had use of kitchen with some stuff for everyone to use including some cereals which i thought was really nice. I would definitely stay there again and would recommend staying here.
The room and bed were comfortable. The neighbor felt safe. Shared bath and kitchen were tidied daily but spider webs in ceiling corners remained. Kitchen had basic cooking and eating utensils and dish soap to clean up after yourself. Bath had hand soap but you have to remember to bring your hand towel to dry your hands. Also, the front door needs some attention - I found it very difficult to lock each time on my way out.
Good guest house. Well equipped - oven, microwave, fridge-freezer, washing machine, tumble dryer etc. Location is ok - north of the guest house is good, there is a retail park with supermarkets and nearby bus stops that get you into Belfast city centre in 10 mins. South of the guest house the neighbourhood is not so good and has been known historically in Belfast to be occasionally unsafe. Great value, and safe, stay in a capital city if you use the accommodation the right way.
Nice place but had to call the owner to pass the information about checking-in.
Some of the utilities were broken like door handles.

Room was nice and clean but shared bathroom could have been cleaner plugs dirty with gunk. Very squeaky floorboards kept me awake with others moving around property. Would have been nice to have kettle in room
No one to meet us, very hard to access the room, place look dirty and the room was Never clean in 4 Days, outside de place dirty. Taken an other place.

The lockbox code wasn't received. However, my husband pressed the doorbell and the owner immediately replied via the doorbell and gave us the code - it may not have been evident to some guests upon arrival though. The property is handily located to public transport and a Lidl is very handy. Interesting area with the Peace Wall very close.
Two nights stay at the ground floor room was not so pleasant, unfortunately; bedroom floor was dusty with several hair; spot of dry faeces stuck in the toilet bowl before usage; corners and bottom edges of shower chamber were partly mouldy; voices and heavy footsteps of the upper room occupants and the banging of the doors could be heard; the spring of the bed caused sleep disturbance; pillows didn’t smell so nice

Parking difficult to find on a doubntful street. No contact with owner. Had to forage in the kitchen fridge for coffee and cereals. Very poor accommodation and location. Had reserved for two nights but left after only one night. Would definitely not recommend.

Overall a pretty good place to stay. Near the town center, you can either walk, take the bus, take uber or use a local taxi service. In a decent neighborhood and right across from a police station (looked empty though). Room and everything else was clean. You have to call the owner in advance to get a combination to get your key, never met him. No meals provided, but there are convenience stores nearby to grab something cold or something you can heat up in the microwave (not able to use stove due to rules). You’re also able to wash clothes, just one load though. Downside was the thin walls and creaky floors. I had the room downstairs next to the front door so you can hear when people would come in, some being inconsiderate because they would slam the door. Could also hear the person from the room above me because of the floors.
The room was great, I could even get some laundry done for free and the kitchen was nice too. The house is close to the Peace Wall so it's great to visit it.
