I think overall it was okay. It’s just a bummer for not having the right amenities such as toiletries kit. Also, the drainage smells pretty bad. There was also cockroach lying on the floor during our stay. Could improve on the cleanliness.

bad hotel. not even look like hotel. i check in at 4/14/2023 and room are very small, lots of mosquito in the room toiled are really dirty, shower water are very small. i cannot stay. i have to look for another hotel the same day. i wasted my 7 days stay with them. i do not recommend this hotel. worst hotel ever in Bangkok.

Despite the fact that very nice and helpful people work at the reception, who certainly do their best, I do not recommend the hotel itself. It looks like a warehouse, and it's like living in a garage. In the room, basic things like a bedside lamp are available on special request. The only light is a glow tube above the bed. Some pipes on the low ceiling make such noises at night that it's impossible to sleep, moreover, the air conditioner is roaring like an airplane, so... In the micro-bathroom, the shower floods everything, so mud spreads all over the room. The window is covered all the time because there is an air conditioner and a wall outside the window. For similar money, I've lived in much better places in Bangkok. The construction sites next door also make noise, but that will end someday.

This was one of the worst hotel, I have ever stayed in. Mosquitos all over, washroom and toilet in 3x3 nook. There was basically no shower, it was a shower head installed to make it call one. No elevator in the building. It should get -10 if there are any. Only positive things the gentleman at the reception was very nice and tried to make it up for zero service hotel provides.

It's a budget hotel so don't expect to be blown away. The bathroom was quite small and the shower poured out on to a flat floor which meant the whole place got wet rather easily. Not sure why slanted tiles weren't installed. Room was fine. There's nothing going on right outside although head over to Soi Si Bamphen road where there are some decent cafes and restaurants. The Wifi was appalling. Kept cutting out and the signal was poor.

The hotel manager Por is very good and friendly. Loved the Housekeeping team who cleaned my room very well as I was messy. Bed linen is a high quality for a 3 star. But pillows can be improved. Too soft. No lift is a downside but enjoyed the exercise of the stairs daily. Didn’t go for the breakfast inclusion as few minutes walk there was good breakfast and all day options of street food. Of note just 10m from the hotel entrance is a man selling pork noodles from early in the morning till around 4pm. Even a 24 hour food shop that’s pretty decent and cheap 4 minutes via the overhead pedestrian crossing. Also an Amazon cafe nearby within a Tesco Lotus for a good quality coffee fix at a reasonable price compared to Starbucks etc. MRT 7-8 minutes walk that takes one to most places. Or ample taxis around although you would want to plan your time around the notorious bad traffic of Bkk. All in all, no frills stay but fair value for a 3 star. Dated but clean and there’s a pantry for extra mineral water, microwave, toaster, cutlery and crockery if you buy in, tea/coffee provided with a dining table. Depending on what you plan to do in Bangkok, this might be an option to stay.

Basic & Decent place for a short-stay
Room is basic, or if anything, 'bland,' what with the 'all white' colour. It could do with some 'decorating,' eg paintings, or simply some different colours on the wall. Room was clean, and housekeeping was very good though. Wish this 'hotel' - more of a 5-story (?) walk-up 1-room apartment converted into a 'hotel' provided better quality toilet papers. Wish such cheap quality, one has to use more, and this is not very environment-friendly. As for the free wi-fi, don't know why, but I kept on getting disconnected on the iPhone and iPad every few minutes. Air-cond is also difficult to control. Oh yes, if only there was a lift! So, this place is for those on a short stay, and also travelling light. Don't think you will want to check in with (a) big and heavy luggage bag(s).

I think the property is well managed, rooms are very clean and the staff are very very helpful during my stays. The only drawback is that the building doesn't have a lift. I hope the management can take into consideration to install at least one lift.

Not a bad choice for the rate they charged. Decent room with comfortable bed. Room very plain, no deco, no false ceiling, no dim lighting. Bright white fluorescent tube with all raw piping exposing. Toilet n shower very cramped n small.

The hotel location isn’t perfect if you need the sky train.I prefer grab bikes which do the job,so not a problem for me.the reception and corridors are reminiscent of a police station.thats the bad bits.Big bed so comfy.immaculate room quality coat hangers.air con cold and showers hot.so clean.

Bed was comfy, didnt have elevator so had to climb the stairs and we were on the fifth floor. They changed our room fir us because the water heater didnt work. It was fine for the money we paid.

Very nice stay
I actually really liked the hotel. The staff were very friendly and helpful. The room was clean and comfortable. Only downside was that there was no lift. The location was perfect for the MRT at Lumpini within ten minutes walk.

The room and staff were very nice Great service and the location to transport was great. It would be nice if they could add a few foreign channels to the 30 thai channels. They must have some foreign guests and the new 40 inch high definition tv could help bring more guests

Great price for peak season. Has a free car park. Location is half way between klong Toey and lumpini mrt stations - 10 min walk. To klong Toey you have to cross a busy junction with an expressway exit. Small self service gym with a modern treadmill bicycle and small multigym and some free weights. Nicely furnished room and very comfy bed and good bed linen. Twinning Earl Grey tea Tea and coffee in room is nice touch for a budget hotel. This is always one of the first hotels I check when planning a trip to bkk you. Agreed late check out too.

MUST STAY....this hotel we booked for 2 nights on the recommendation of a friend... we re booked it for 4 more. ..amazing service, friendly family run operation, beautiful building on the edge of old city. . Close to the markets, air conditioning. ..balcony. ..helpful advice. .. if I ever return to Chiang Mai.. I will not hesitate to stay here!

What this place does well---be clean, cook breakfast---it does very well. But it looks like a minimum security prison, it has no elevator, and it's in a pretty sterile neighborhood. At least it's close to the MRT subway. Also there's enough parking for a fleet of tanks. But it has zero charm. It's peasoup green with nary a wall decoration. It would do in a pinch.

Great place not too far from MTR. Room are clean and the service is perfect. In a peaceful area outside of the center. Not so much to eat/do close except the market on the other side of the main road.

A firm recommendation for this budget hotel
The hotel may look basic, but it has all the necessary anyone on a budget would need. It is hard to find fault. If you have high expectations, then this place is definitely not for you. Be aware that there is no lift in case you have problem walking. The staff is nice, friendly and even ready to help you get a taxi by the road in case you are not familiar with Bangkok. It is not far of from Soi Suan Plu 7 and Sala Daeng MRT and BTS Station...A 10 to 15 minutes walking distance, and transport is anyway so affordable in Bangkok that this is never a problem. One great point, there is a huge parking attached to the hotel. One issue though, you will only be able to connect one device to Internet at a time. But the connection is good and consistent. Once again, hard to find fault, and therefore a recommendation for anyone looking for a budget hotel to stay in.

Annex near Lumphini
The Annex is a very clean, neat and seemingly new hotel. It has a very basic, non-chic design and layout. It is amazingly quiet. But if you need the normal or typical hotel then it is not for you. If you need a clean room, good staff, quiet and comfortable place, it is fantastic.
