Beach front ? 29 minute walk - sea view - in the restaurant - relaxing ? Not for a moment. I booked on beach front and beach access and it’s nothing like. I especially emailed to confirm beach front ….. it’s on a cliff - it’s not very clean and there is no room service and I never once found hot water in the taps - In short not what I booked (and for that I blame Expedia ) and not nice enough to go again. The plus points were that the staff tried to help but they really had no real options to fix the issues

Too expensive and so much noise.

Nice staff, upgraded my room. Not so much privacy, no hairdryer, not updatet bathroom. To much noice from clubs around. From 6 pm to 9 am. Ruined the relaxation. To way to expencive. Not recommendet. Too high prices. But again, the staff is very nice.. But not worth the price. Thats for sure. I will not come back and not reccomend it further. But Hira and the staff very good.

Worst place to stay!

We booked 5 rooms and some of us stayed for 2 nights and others stayed for 4 nights. Rooms were terrible. Charging sockets did not work, lights in the shower did not work, breakfast had terrible options and even though we purchased breakfast, we were charged for most items. Hotel management does not have you sign anything when ordering food and beverages so when you are checking out, you are faced with a surprise. Place is completely run down. A cockroach jumped on me while taking a shower. Please save your hard-earned money and stay away from this place.

Simple but comfortable at a pretty beach

Hotel is off the beaten path but overlooks a really pretty beach. It's a good spot if you want to relax, walk on the beach and just chill (and sweat as it is humid). Not the spot if you want to dive/snorkel as local waters are generally murky. Several bar/restaurants on the beach with good, cheap food and drinks, but these are you classic no frills local spots. If you want 5 star go 500 yds down the beach to the W but will costs you at least 2x per night.

Nicely positioned with direct access to the beach. Close to some nice bars etc. Breakfast a bit samey and bland for a 4 star rating . The fact that you have to pay extra for filter coffee instead of instant I thought a bit petty. Because of its location beware if you are not a party goer the noise that goes on until the morning ( psycodelic trance music everywhere ) will stop you sleeping , we had to take sleeping pills but you will need ear muffs. Don’t rely on when you ask for something it will happen, get it confirmed again and again. This is true for all of Goa. The staff are very friendly and helpful.

Mr aarya, Manoj and the rest of the team are supremely warm and accommodating towards all requests made even by large groups of 25 people like us! At the end of my five day stay I had zero complaints and regrets and that is rare

+ Phenomenal location, can't get better than this + Arya and Abhishek: guys who take good care + most rooms are well appointed rooms + a great deck for the unparalleled view + close to the beach, 5 mins Cons: - bad food service and lack of options even for drinks - don't expect a spread for breakfast which one may assume from a tariff like this - Pool is tad small than average for hotels like this - with kids, no play area or a garden to generally run around - few extremely bad rooms, go for valley rooms

Crooked staff at the Reception!!!

Cons - Abhishek (person at the reception) tries to trick you by saying your reservation is not for today, it for tomorrow and am doing a favor by accommodating you a day earlier in the hotel. I was repeatedly showing the email confirmation from my mobile, but still he was trying to trick me since we just got back from a party, and he thought this was the right moment to trick these fellows who are in an inebriated state. Pros - Excellent, Excellent, Excellent staff at the restaurant deck. Very friendly.

Terrible Hotel, not worth this price.

Unfortunately I booked this hotel for only reason that it is walking distance from beach. However there is no proper walkway to beach you have to go through bushes to reach the beach and the beach section also is very dirty full of rocks only. Room was large and bathroom was also large, but AC was not giving cooling effect. Mattresses was smelling of pesticide and also room had this strong pesticide smell. Kitchen staff are only 5 and the room service was terrible. We had to wait for 1 hour to get food and every time the room service person told that they done have sufficient manpower. In-fact half of kitchen work was being done by servers themselves! Menu is also very very limited and complementary breakfast is not even worth that money they only serve one menu along with egg. Hotel itself is at very remote location. Towels are torn off and very old. They don't even bother to come for room cleaning. In short its better to stay in a hotel half of its price because anyways there too you will get same level of facilities.

Good Resort, bad location, bad service

The hotel is situated in way too much interior; you cannot reach there without a GPS. THe resort was very nice, and the rooms, pool etc were good. The service was pretty bad, there was no phone in the room and we had to go to reception everytime to ask for something; also the service was very late, the breakfast got delayed by 1 hour even though we had mentioned we have to leave immediately; was ordered at 10.30, didn't get till 11.30 and we had to go to their kitchen to get it ; Overall nice stay if you manage to reach this place, and if service can be improved; Also parking is a pain here
