「The rooms are not in the main building, they are what I can only describe as motel type rooms in a couple of blocks. We had a 1st floor room the window only opened an inch and there was no A/C, didn't get a lot of sleep at the weather therefore the room was baking hot. Lovely grounds to walk round and the breakfast was good in a really nice setting.」

「Considering this is a bed and breakfast establishment, it is excellent. We stayed in a twin room and the beds were very comfortable, with good quality bedding. Good shower, with rain head and normal head, towels were plentiful and soft. All very clean. We did not have breakfast, but the room looked well appointed. Large lounge and reception areas, with a billiard table in one room. All the staff were lovely.」

「First night ( Saturday night) it was so noisy until midnight:( . Second night is much better. You book 2 nights, they don’t clean your room next day:( Overall it’s good place to stay.」

「Good: The decoration of the room is cozy and in good classic style There is a bar on the ground floor which is good Staff are nice and friendly Bad: Strong smell in the bathroom which is disgusting, we think that comes from the eroding wood The water boiler is not clean and there is even water remain inside Being asked for the room key after check out but believe their staff mixed things up (Wrong number tag on the key)」

「While this facility had a lot of high level amenities like and Elemis spa, squash court etc, they fall far short of acceptable in basic room accommodations. We specifically made sure the hotel had Air conditioning before booking and when we arrived confirmed again because the lobby was so hot. Even so, they checked us into a room they KNEW the air conditioning wasn’t working (they had put a fan in the room). After a bit of back and forth and waiting for the room to “cool” they agreed to move...

「It was perfect for what we were after. A night in Southampton before getting an early ferry. Location for that. The staff were all extremely helpful and friendly. Really helped make the stay. Only thing we would change would be a fan in the room, as widows didn't open much to get air flow. That said it was one of the hottest nights of the year. 」

「Bathrooms weren't terrible clean. Rooms were hot with tiny windows. Couldn't get i to my room and called, said they'd send so.eone out and call me when there. 40 minutes later called again and was helped over the phone.. no one arrived or called. Wandered around for ages trying to find the entrance, e entually found a fire es ape that was open and just walked in. The main door is actually numbered no 3.. thought this was a room.. no signs saying Brookval guest house.」

「No Air conditioning! Bar under with loud party all night long. Windows open for air. You book this room only if you want to party. Otherwise you will be kept up all night long. 90 degrees outside and hotter inside do to restaurant ovens directly under room. It was the worst experience. Jet lag turned into nightmare 😫」

「Horrendous. Oven was so dirty it couldn't be used. Room has one mug, one towel, one pillow - two of us staying. Dirty sponges left at the sink, clearly used multiple times. Bed was horrific, worst mattress I've ever slept on, very old, bed falling apart, not even a full size double. Husband and I are very average in size I had to try and sleep either end of the bed - didn't help due to the noise of other residents all night. Fridge not cleaned, food still in there from last person.Young men...

「We didn’t stay! On arrival we were told our room was hot but they could give us ice water. The room was stupidly hot and if we had stayed we would not have slept. I know we are having a hot summer but they could have supplied decent fans, and let people know before travelling for three hours how hot the top floor rooms were. No management on site, several other people complained and I felt sorry for the two young ladies on reception.」

「Rooms were spacious, modern and clean. We didn’t use the spa due to only staying one night and the extra charge as booked through Expedia but if book direct, it’s included. Breakfast was £16.95 and worth it. Great choice. Lovely outdoor seating area. Beds comfy. Bathrooms good. Quiet location. All was good.」

「Terrible. Not at all as advertised. Front door was unlocked and open on arrival. Room door was open on arrival and unlockable. Room window was damaged and stuck wide-open, completely unclosable. I called the contact number and had no answer and received no call back. I arrived towards midnight at the property and still chose not to stay here.」
