Excellent stay by any standard. Right in the middle of city, close to everywhere. Amazing staff, especially Mr Amir Ayed, super courteous person. This will be my place to be in Riyadh
The hotel is tired but good value. Its primary value is that it is close to a Metro station.
Housekeeping is unreliable/haphazard - I was in the hotel for nearly two weeks and on two random days housekeeping did not attend. Also on one occasion, although used towels were removed, a full set was not replaced.
Breakfast starts at 0700 - not early enough for someone who needs to work.
The hotel was below the standard I expected:

1. No soap or shampoo provided in the bathroom
2. It was a non smoking room but smelt of smoke
3. The bathroom smelt of sewage and was leaking from the toilet
Overall a really unpleasant experience for me. Not worth the money. I did not feel hygienic.
Ok but too many things didn't work. Breakfast was poor, broken toilet never got fixed, ac had a mind of its own, poor public areas, rooms and bathrooms very tired and a bit scruffy...
Hotel was smelly and dated. Not clean and at the standard of a basic business hotel. I had to leave as soon as I arrived. No reimbursement despite showing them the bad conditions.
Very Disappointing Check-In Experience
My check-in experience at this hotel was extremely disappointing and frustrating.
Upon arrival, I was surprised by a request to pay an unexpected cash deposit, which was not mentioned at all during my reservation on Expedia. The staff insisted on the deposit despite the fact that I did not have cash with me. What made this even more unreasonable is that the mini-bar in the room was completely empty, so there was no clear justification for such a demand.
When I asked to speak with the duty manager, he refused to meet or speak with me, which clearly reflects a lack of professionalism and poor customer service.
I had reserved a Deluxe Room at a higher rate, fully aware that the hotel has both new and old rooms. Unfortunately, after the disagreement at check-in, I was intentionally allocated an older room, which felt like a form of retaliation rather than proper hospitality.
To make matters worse:
• The air-conditioning was very noisy
• The bathroom was in poor condition
• The pillows were uncomfortable
• Overall room quality did not match the price paid
This stay was upsetting and far below expectations. Based on this experience, the hotel does not offer value for money, and I would not recommend it unless major improvements are made in customer service and transparency.
