Mold in kitchen and bathrooms. Unknown parking fees. Excessive noise from upstairs neighbors, we could hear every footstep. Black stains on face cloths. Extra early check out time. Edgewater Beach and Golf Resort Villa 952 in Panama City is in need of some serious remodeling and upgrades. The staff were nice.

Family beach trip

The good: the property was well maintained. The unit was nicely equipped. The beach was nice and clean. The bad: 9am check- out is ridiculous ( but I knew this when booking. The couches were dirty and had stains. The only thing we could watch on TV was Netflix. The ugly:The 830 am knocking on the door because they wanted to clean the unit ( we had until 9!!). You have to wear a wristband to be on property, not an issue except you have to leave them in your unit when you check-out ( at 9am) essential making it so you can not enjoy the beach or pool on the day you are leaving.

Loved the security around the properties. The grounds are well kept and there’s plenty of swimming pools! The villa we stayed in could use some fresh flooring. The carpet was dirty and stained.

Property was beach view. However, the get to the beach was a very, verylong walk. To far to carry all your beach stuff. The whole purpose for paying the high price was that it was supposed to be beach front. We ended up having to drive our stuff to the other properties to have easier access to the actual beach. The amenities at the resort are top notch though!

Our room was dirty dishes was left in stove from previous people stay! Smashed up bugs on floor! Dirty appliances! The only thing that was cleaned was the beds was made! Who ever they got cleaning for them needs to step up!

Do not stay at Edgewater Villa # 3209! This place was absolutely disgusting. When we were in arrived, it appear to have not been cleaned in months. Master bathroom had mildew and mold. The tile floors were cracked and grout missing. Sliding glass door was broken. They describe this property as having ocean views that is a lie. The “ Golf course “ was awful and unplayable.Both Orbitz and Southern vacation rentals were of no help. We notified them immediately of the conditions upon entering this property and neither offered to change our room. I will never stay at any Edgewater/southern rental property again. We ended up notifying the health department because it was that bad.

My friends and I go on a vacation every year as a group. This time we thought renting a furnished condo would be sufficient but... 1. It was $1k+ for 2 days check in at 4pm but check out ar 9 am... 2. it was supposed to be 1 king bed 2 queen beds and 2 bunk beds and a pull out couch. This might have been ok if one of our guest wasn't a line backer ar 6ft7 380lbs. Queen bed was not sufficient for him and his wife. 3. Dryer did not work so (8 peoples)wet towels and swimsuits hanging everywhere all weekend sucked. 4. The pull out sofa was sunken in so much that no one could sit on it comfortably. 5. The pots and pans were ruined by previous guest I assume but it was almost impossible to cook on them. 6. I wasn't aware of the extra $130 for parking until a few weeks after booking the place so, as you can imagine 8 people coming from 3 different states will have 3 different vehicles. Over all the trip was satisfying but we wont be renting here again.
