Lovely quirky rooms, decour a little tired but you get what you pay for, we have stayed at many 5 star hotels but we're very happy with this one because the food and atmosphere were great, the land lady Mel never seemed to stop working and always cheerful, an ideal place in the lovely town of Woburn and a great centre for visiting many places, ideal place for down to earth people.

Extremely friendly and welcoming staff on reception. Shown to room and advised although at front of hotel (ground floor next to main road) it would be nice and quiet. Complete opposite discovered when retiring to bed as cars constantly go through Woburn village - a local called it the 5th lane of the M1 and we likened it to being on the hard shoulder. Also didn’t help that doors were banged late at night by others - we had to go out of our room to ask others to be quiet. We had looked forward to staying in this hotel in Woburn for a while, but probably wouldn’t return due to disturbed sleep.

The hotel grounds were unkept & certain areas of the hotel were a little past their sell by date! However the Receptionist when checked in was very helpful & polite despite the fact that most of her technical appliances were down. The Barman at the restaurant side of the hotel was also very good.

Parking over the road in the Pub opposite the accommodation is ideal. Property is situated on a main road which is quite busy at all times throughout the night early morning. Ear plugs would be useful.

Turned the tap on in the w.c. sink and instead of draining away dirty water came up through the drain and would not drain away. Room was facing the road which was very busy continuously as the hotel was on the rout to Woburn Safari Park
