Boutique refers to the fine character of this heritage feel hotel. Cute rooms with personality. The lavender gardens and cobble stone surrounds set the tone for old world European style breakfast well worth the small price.
Will be staying here again.
the housekeeping is deplorable. its done at their convenience. bathroom not cleaned at all for the 5 days i stayed. sheets will be changed but must pay $4.

East Melbourne is charming, and this is an old East Melbourne mansion converted into boarding-house style rooms. It offers all the East Melbourne attractions of proximity to the city and (in my case) a work site, and that was the attraction for me. On the down side, my room was large but not especially clean, and the fittings suggest that time stopped in about 1970. The internet is marginally usable, about 0.31Mb download, 0.13Mb upload which will not work if you have video or large emails. Breakfast was advertised but turned out to be extra - I settled for a sandwich every morning from the 7-11 on the corner. There are also very short front desk hours, so look out if you're travelling or need late-night help. Overall a bleah kind of experience, and I'll probably look at my alternatives before booking again.

Quiet, Basic but Comfortable, Value for Money.
It was very basic but comfortable. Walls and doors could of done with a wipe down but otherwise clean enough. I specifically requested car parking to be available, heard no reply so assumed it would be however on arrival got told there was none left. Parking at the hospital was only 1 block away and at cost of $30, but as we were in a rush to check in and get straight to our concert it would have been nice to know this. We were impressed with the good value and variety breakfast for only $8 per person. Great quiet location and close walking distance for Olympic Park where we were going for our concert.
Extremely disappointed in the property, staff & rooms !
Paid for a deluxe room several months in advance and when I arrived I was informed that I was moved to a different room.
Photos advertised on website were very different in real life.
Definitely wouldn’t recommend this place. ☹️
The owners are so hard-working and such lovely people, but the hotel needs major improvements to make it a success. I really do wish them the best of luck.

Easy walk to Melbourne Park. Quiet. Room was clean however quite old. Not all power points worked.
Base on the main purpose of this trip is to celebrate the new year. I have to say the location is really great for celebrating new year event venue

This property is in a great location in East Melbourne. Unlike most hotels it offers free parking which is amazing. The actual hotel is quite run down and could do with a rather large dose of TLC. Our stay was short and we don't have high expectations. It was reasonably good value for money.

Nice place in a nice spot close to the city while very reasonably priced
Liked the front garden and also patio for Bfast, morning and afternoon tea. Compact size Room with twin beds were perfect for me and quiet town so easily slept in. Definitely stay again.

the place were little dated to a point even if the staffs spend hours to clean would still won't make much difference
this is a turn of the last century boarding house not "boutique".
parking is at your own risk ,take a gamble with the "parking police" or risk scrapes in the "back alley" where your car could be held to ransom.
the plumbing needs attention,water is wasted waiting for a reasonable temperature for a shower,which is not suitable for any one who is aged or infirmed.

Quirky but sad.
The hotel itself is very quaint, but needs a lot of attention. It has great potential.I stayed here about 10years ago and I don't think anything has been done since then to improve it.Luckily it is very low cost.Bathroom needs major attention mainly. New curtains would give it a lift as well as updated bedding. Position was great. Parking very squeezy!!
This property has been neglected. It is filthy dirty and in need of immediate attention. No cleaning is done and the property manager appears indifferent. Dust on every surface - carpets filthy and black grime on bathroom surfaces. It may be cheap but that doesn't have to equal dirty. The ONLY positive was the location. Very unimpressed - website images are misleading!

Staff were pleasant and helpful.
Room was very clean.
The furniture was quite dated and in some instances and with only a small amount of effort this could be improved. I understand that this may be changed in about 1 - 2 years time.
With a bit of attention to the general furniture and decor and while understanding that the price was very modest, there could be some improvement to give one a better feeling about staying there.

Good budget priced rooms, basic but clean & comfortable.
Nice friendly staff. Great location, walking distance to all you need, as long as you don’t expect all the bells and whistles, overall it’s a good place to stay.
This place needs renovation. Our room had no cold water and was overall run down. One door didn’t have a lock (only a chain) and late one night someone tried to get in (mistakenly) as the building is so dark and unkempt, I assume. The location is very good but it could have been a much nicer stay. Our room was not ‘refreshed’ at all during our 4 night stay - not even the bin was emptied....
