room was wonderful, clean and quiet, even though so central - hosts were excellent and incredibly helpful
Great hotel with easy self check in, rooms are really spacious and clean. Great location!, really central/ be prepared it is noisy at night from the streets due to location- so bring earplugs.
We had a wonderful stay. It was a great location for bars and restaurants but not right by the super touristy areas. The room was nice and the communal area was right next to the canal where you can enjoy a drink. I would fully recommend this hotel.
Lucca is a beautiful city and this property was in the heart of all the shopping and walkable to museums and cathedrals.
The check in and out was automated so we didn’t have interactions with the staff.
The self check in didn’t work & it took a long teams call to get me checked in. The room was great with a small balcony and lovely bathroom. I would consider staying again as it was very central in Lucca.
We had a great stay! The hotel was very charming and had a perfect location. Rachel provided great dinner and activity recs to do in lucca and was very responsive over text. Will definitely want to come back and stay here!

We didn’t like the rain which made us cut our visit short.
The positive is the room is spacious and comfortable. That said, their completely automatic system needs a lot of improvement. I couldn't read the messages they sent me through Expedia (not their fault) so I sent text messages and email asking them to contact me one of those ways. (They didn't answer the phone when I called.) I never received a reply, but got more Expedia notifications from them that I couldn't read. I managed to get the online check-in link from Expedia, but it only gave me error messages. When I arrived at the property there were two other people waiting because the automatic check-in system wasn't working. When a man arrived and got it working he still had to talk us each through the check-in procedure, repeating several times, "è completamente automatico." My room, as nice as it is, is up 4 flights of the steepest steps I have ever seen, so if you don't do steps well you may want to reconsider it. The Wi-Fi is slow and sporadic. And one more little but annoying thing, there was only one hanger in the closet. All in all, I think their "completamente automatico" system needs more than some minor tweaking. That frustration, together with the steep stairs, is why I won't return.

We were only in the area for one day, so we chose this hotel purely for convenience and somewhere to rest. Unfortunately, the experience was terrible from the moment we arrived.
When we got there, the front door was locked, which was already unusual. I checked the Hotels.com app to see if I had missed any instructions, but there was nothing helpful. I repeatedly called the contact number listed and got no response. Eventually, I received a message from the hotel via the app with a door code and some vague instructions.
Inside, there was no receptionist just a very basic self check-in machine. After entering my details, I was unexpectedly asked to pay an additional €60 on top of what I had already paid. This was never mentioned beforehand. I tried calling every number provided, but again, no one answered.
It got to a point where we did not even check in, and had to leave the area which wasted both out money and time. I then received an email, to ask us to review our check in process, which we did not even complete.
Overall, the lack of communication, hidden charges, and poor check-in process made this a very frustrating experience.
Avoid this hotel at all costs.
Very close to a piazza with restaurants and buskers, as well as a variety of shops. Located in the old walled city with lots of character and interesting buildings. No lift in the building, you'll need to go up flights of stairs
The place is unique, perfectly located in the center of Lucca. The host/ hostess are extremely helpful and nice, the room is worth seeing and live in and w orthodox the price. Just be sure. To announce your arrival in time and be prepared for many steps to get to your room

property is full self check-in. Lots of stairs but it’s old Italy so as to be expected. Room was on the larger side but view was of a back alley/restaurant unlike the pictures in the website/booking. I had try to contact them many times without any reply other then an auto response to “let them know if i needed anything”… got back to our room on our second day and the power would not work, luckily ran into the owner in the hallway. She was helpful but if not for running into her at the perfect time i’m not sure how we would have gotten that working. Website and booking said breakfast was included and that was not true. Overall it was clean and in a good location but would probably not recommend.
Enjoyed our stay! Lovely Property, really enjoyed the balcony and location. Everything was nearby.
Only Feedback was that the listing stated “upper floors accessible by stairs only,” when it’s really ALL floors, not just the uppers. The reception alone is 2.5 floors up. We were fine with it, but my husband found a guest struggling with her luggage and she slipped down the stairs. Just something to be mindful of!

Issues with getting into room no answer when trying to call, then hot water didn’t work. We were moved the next morning, was made to sound like an upgrade but in actuality was a smaller room with no balcony. 1/4 of our stay had no hot water and hotel aren’t being helpful with any refunds owed.
The place is right next to Piazza San Michele. Lots of restaurants and shopping around.
It’s an historic building. Room is beautiful and large. Bathroom is covered in beautiful mosaics.
Note that there is no lift and that the rooms are distributed in two different storeys.
This is not an hotel so there is no reception so make sure to liaise with Rachel before checking in, not like me…
Ps: Rachel the manager is a gem. Very responsive. I can not thank her enough for helping me out.

Very spacious apartment could not have been more central to all the sights and brilliant, varied dining options.
Rachel, who checked us in, went well beyond her remit. She sorted out a digital interactive map of Lucca for us, tea bags, suggestions for dining from breakfast, ice creams, value suppers to high end. And she organised our taxi at thr end. We had the benefit of a fridge and brought yoghurt and fruit back, only to realise no bowls or cutlery are provided so Rachel brought us some of her own! Would suggest a minimal selection of plates and cutlery would be a bonus.
All in all a fabulous 2 nights. 3 days and we didnt want to leave!
