Lovely and modern apartment. Check in was easy. Just a few minutes walk to the train station. Our unit within the building was facing the street so did hear the tram going by and felt the rumble a little, but mostly negligible!

The Luxury Guest House is a wonderful option for staying in Florence. Communication was excellent, whatever I asked was answered quickly and with full details. very close to the centre and very comfortable. highly recommended.

Clean property, located in a convenient area of town. Walking distance to central station. However we had a poor experience, because the heating was on during a warm day with no control panel or instructions to shut it off. The staff was unavailable and wasn’t responsive to assist us. We couldn’t open the windows because we were right next to a busy and dusty street. This ruined our stay.

We enjoyed the comfort that the property had to offer and the quality of the details in it. They have it meticulously clean and the bed/pillows were very comfortable. I liked the 2 separate spaces included in this particular unit (Nativi). The communication with the host was fantastic! The ONLY reason why I gave it a score of 4 is because the gym was so small and dungeon-like and I was surprised by the additional cost to use the sauna. We ended up not using the sauna because the price structure was not convenient/reasonable. I think this aspect of the place was misleading in the listing. EVERYTHING else was good - very close top train station and restaurants as well as major attractions (walking 10-20 minutes). We would definitely consider staying there again!

The location was convenient — just outside the main centre and only a short walk from the train station. Communication with the host was very good; instructions for accessing the property were clear and easy to follow. There’s a gym and sauna on site, though we didn’t use them. Our room was well equipped with a hair dryer, iron and ironing board, kettle, and fridge. The bed was comfortable too. However, we couldn’t help but feel that we overpaid for the advertised “luxury.” The bathroom had mould on the ceiling, and while the shower was powerful, both shower heads came on at once and the control knob came off. There were also no hooks or rails to hang towels after use, which was inconvenient. We noticed tea and coffee stains on the wall, and in the main lobby area there was some exposed wiring near what appeared to be the door access system. Some reviewers mentioned road noise, but this didn’t bother us. Overall, while the basics were fine, the property fell short of the “luxury” experience we expected for the price. Would we stay again? Probably not.

Misleading advert

Very misleading advert : First of all,there is no on site parking, we were advised to park in the santa maria station car park which cost us €250 for 3 nights ! There was a small sauna in the basement however this was switched off and not staffed at any point that we were in the property. The floors were dirty , and ledges were dusty, with a strong smell of drains in the corridor and our bathroom . Despite this , the bed was probably the most comfortable we slept in on our trip around italy and we slept like logs! This place has so much potential, but it just feels a little neglected , and because of this I would not call this luxuary at all

Aggravated & Frustrated

Lousy communication. Nothing until day of arrival. As I needed codes to access apartment they failed to communicate. Several emails back & forth with hotels.com as the intermediary to pass my info along was totally useless as it accomplished nothing. I was forced to call the local operator several times. They spoke broken English at best. Aggravated & Frustrated. The apartment is located on a very busy street with lots of vehicle, trolley noise.

Accoglienza e saluto tutto su w a e a quindi a distanza. La stanza bella e confortevole, un po' piccolina , non sapevo.dove sistemare seconda valigia. il bagno grande e doccia enorme, da riparare scaldasalviette che non riscaldava parte alta. Organizzare meglio deposito bagagli perchè area video sorvegliata senza personale non basta secondo me. Ci torneremo volentieri. A presto.

Propre mais très bruyant

La propreté et la literie étaient impeccables. La chambre est en très bon état. Le gros problème est le bruit : on entend tout ce qui se passe dans la rue. Les boucles quies proposées par l’établissement sont indispensables. On ressent aussi les vibrations du tram qui passe.
