Harold gave us a very warm welcome and showed us into the house which we found to be a lovely comfortable, warm and well equipped guest house at Warlands Farm. It was great to also have the use of the spacious lounge and kitchen/dining room. We found the house bright and clean, with a newly refurbished interior. We loved watching the free range chickens in the garden..The farmhouse is in lovely countryside and is also very convenient if you plan to visit the Beamish museum which is 10 just minutes away.
Nice comfortable warm room, well stocked kitchen, good safe parking,
Cleaning could be a little bit better, maybe a proper door on the bathroom. Definitely curtians as is to blight in the morning

Single room very small but adequate . You need to pull bed away from the wall to access the only electrical plugs after some searching !
Plenty of hot water and good shower . Spotlessly clean and a comfy bed
However please be aware this is a guest house and not a band b so no breakfast provided
Room is in a shared house with other guest bedrooms with communal living room and kitchen so take your own food .
Outdoor shoes off at the door!

Facilities are good with well thought out fittings. Free use of the kitchen a real bonus
Our two night stay was most enjoyable and would recommend to anyone wanting a quiet space with lovely views.
What an absolute gem! Stayed for 1 night for our wedding anniversary and didn’t want to come home it’s so peaceful and the gardens are beautiful. Plenty of walks literally as you leave the gate,the kitchen has everything you need and is top quality. The rooms are lovely and modern and a great shower. The owner was very friendly and welcoming. Very relaxing stay and we will definitely be going back. Couldn’t rate it highly enough 10/10.
Greeting on arrival - NOT!..Here I have traveled 4,000 miles arrive at primarily unlit guest house except lights around edge of roof.Description would be "2 closed iron gates" set back from a blind curve The 1st words "who are you" - Not :Hi,are you __?welcome we have been expecting you - NOT! ...Here I am driving newly washed hire car speaking in a American accent - huh? easy math"there are 3 guest rms,1 is occupied and only 2" rms r booked for that night I'm her guest --still no welcome I'm then showed the unlit guest house,during being told the rules of the house a 20 yr old from rm @rear of house top of stairs appears and introduced as ---This is my first foray as what only can be described as a frat house :20yr old my resident RA from my university days (48 yrs ago) I'm 66 yrs old.After staying there a few days I noted that my every move watched and reported to the absent owner operator as though I were a child.Days into my stay I arrive back @guest house/Dorm after a long day and RA asked will I be grocery shopping because he is in need of items? IN Closing I found dried food (solid mass?)in carpet @ bed,carpet stains,food/mold/hair in bath months old,vertical blinds as bath dr,If you are 6ft tall bath vanity is so close to toilet it's necessary to sit on toilet @ angle,because a weekend warrior(handyman) did bath remod tiles on floor are loose + grout is cracked,temp in rm is controlled by locked closet down stairs & 1wk into stay temp in rm dropped to 5 celsius
