So friendly and low key, very warm feeling. A highlight was proximity to walking trails and the mill pond where 2 swans were raising 5 cygnets! We loved watching them and interacting with other passersby. Wonderful to stay somewhere that did not feel touristy.

Breakfast menue was fresh but if you wanted much other than fried it was limited. They dont do food after 5.30 on a sunday evening so we ate out and the bar was shut when we got back. We did eat there sat evening and enjoyed the food so would have eaten there sun as well. Room was clean and comfortable.

A very cosy and comfortable stay and the staff were amazingly attentive, they just couldn't do enough for us! Our vegetarian breakfasts were delicious and substantial, kept us going all day. The location for our one night stay was very convenient, being a good halfway point on the south coast between Newhaven, where we needed to be on the first day, and Southampton on the second day.

The room needs a lot of maintenance. The door is swollen and almost impossible to open, close and lock. The one window needs to be replaced. The lamp light had to be replaced, as well as the TV. The amenities in the bathroom were extremely sparse. There were no facial tissues. The patio was full of weeds. Breakfast was the best meal. All the staff were very nice and provided excellent service
