Most will welcome the friendly and helpful welcome, position of the property and sea views. Guests should be aware that no breakfast is available, however (can be found at pub next-door), stairs to upper rooms are steep and the room itself (5) was not thought to be spacious. Free parking is available in an adjacent street.

The price we paid advertised that it included a full English breakfast. The lady informed us this was not the case and did not offer compensation.

Spa view

Beautiful Sea view room with a very comfortable bed and good shower. The hosts we're lovely and welcoming and the location is brilliant. Will definitely be back.

Two night stay at the spaview guesthouse

I enjoyed the location of this guesthouse as it was close to all the ameinities , & the beach front . We had a seaview which was great , the bedding & towels were spottlessly clean , so was the ensuite , the only recommendation i would put forward is , the pillows had seen better days , definatley needed new ones & maybe blinds for more privacy at the windows as workmen were working on the roof of Bridlington spa during our stay .Mike was very welcoming & my grandson loved the added extra of a tub of lego left on the landing to play with . I would revisit & recommend to family

It was ok, reasonably clean, ok bed. Only two milk sachets, loo brush was absolutely disgusting, told the day before that they had stopped doing breakfast, but no partial refund offered.

Could not get in when arrived, owner was out. Room was ok, view of the North Sea. Bed slight uncomfortable. Traffic noisy outside. Very tight bathroom.

Lovely friendly owner who made us feel very welcome. Breakfast was amazing and cleanliness and comfort was second to none. Ideal location, we will definitely return.

Fab little place

We needed somewhere to stay over after a gig at the spa. Was pleasantly surprised on how good the place was, so convenient for the spa - it’s literally over the road from the entrance! Breakfast was fab. I love a good proper b&b and this was one. Clean, ideal for the beach, relaxed and friendly owners, just perfect for what we needed. Room was a good size and didn’t feel cramped. I imagine we’ll be back if we need somewhere again and will definitely recommend. Only issue was slight noise from bar next door but not too late and we both had ear plugs :-)

The owner of the house welcomed us was happy and very hospitable. The breakfast was prepared in her English breakfast. Was not miss anything on the table portions were large and very tasty prepared. She always asked us if we were missing something and brought it to us.

Great location

Stayed here for one night. Given a permit to park on the road just behind the b & b, lovely couple running the place very chatty and good sense of humour, breakfast was nice although i couldnt eat it all the room was a good size with a great view of the sea, the bed was more comfortable than mine at home so that was nice, only negatives were the room was so dark and with the nights drawing in early i had to do my make-up using the torch on my phone, and it was cold in the room, i find this is the same in most hotels and b and bs though, would reccomend and would stay again.

Lovely overnight stay at spa view, breakfast was lovely, and Mike the owner was very friendly. Location is central to all amenities, the spa is straight across the road, definitely stay again.

The good - Room clean, comfortable bed, good location. The bad- curb appeal was bad, fags around door, dead plants, rusty bean tin full of fags, mix match old chairs, two old dirty front doors. First impression was bad, we were worried till we got inside & then we were pleased, very nice/ tastefully decorated. booked online last min, Missed owners call to ask when we would arrive. Check in was After 2pm we got there about 5.30pmish I apologised by txt, man brought it up when he arrived, so I apologised again & in morning the lady brought it up again, asking if I had finally got my messages, said they liked a call so they could get on with their day. I apologised again and told her I assumed it was a hotel staffed all day, it’s not so please be aware to let them know as they did seem very put out by it. Breakfast Odd? we had to split my cooked breakfast three ways as the man told us the day before they do cooked for adults & just toast & cereal for the children. This was a big disappointment as my children are 12 & 14 years old and love a rare full cooked breakfast as a treat. For my girl I made a sausage sandwich with her toast, my son had the bacon in his toast & I had the egg. Parked many streets away, didn’t save me any money as Check in 2pm had already paid £3,90 & next day they wanted ticket back to save money for next guest? So we paid £3.90 again, had to drive back to hotel & hand it in? Odd? The hotel cutting costs in this way is a false economy won’t go back.
