No heating on and very tiny room . Breakfast was lovely and friendly people
Lovely hotel, situation a walkable distance from the centre. Staff were very friendly and welcoming. Room was a brilliant size, plenty of tea and coffee in the room.

Took the wife and our dog for a night in Blackpool, hotel was lovely and the family owners and staff were excellent. Couldn’t fault the place and the breakfast was spot on and cooked to order.

Start by saying the family are all lovely and couldnt do enough for you
but i got told twice by the owners sons our stay didnt include breakfast when the reservation clearly states it did you room was amazing but i paid extra to have that room i was a little disappointed there was no sofa of sorts in the room as it was an apartment there was just two seats for the table and a bed which brings me to the bed if your over 6ft you wont get a good night im 6ft4 and feet kept hitting the bottom bed frame so spent both nights of our stay on the floor so not a great nights sleep
Bathroom was amazing in our room very big shower and very roomy
car parking the hotel has three spaces infront of the hotel one of which is taken we believe by the owner making only two spaces thus making us having to park down the road in my opinion as there was three paying guests they get priority and owners park down road
Breakfast was nice but only one sausage one bacon one egg tomatoes mushrooms beans and one hash brown and one toast
Unfortunately due to the bed i dont think we would return i say Unfortunately because as i said the room and the owners was really nice
Sad to say this hotel really let us down which is a shame as the lady at reception was very nice and welcoming and the rooms were nice and clean.
The facilities listed on this site clearly state there is a bar and lounge, and indeed there was a well stocked bar with a member of staff enjoying a Stella while watching the Arsenal match on TV when we arrived, there are also signs at the hotel stating clearly that "the bar is open from when you arrive still 9pm unless you are still in the bar".
On our return at 5pm we asked if we could get a drink to be told the bar is closed as the licensee had passed away a number of months before but we could sit in, what turned out to be, a very cold lounge! A little later we headed out again and on our return (around 8pm) we bought a bottle of wine so at least we could have a drink in the lounge (probably with coats on!) Sadly when we arrived the lounge locked and no-one available to see if it could be opened.
On a final note, during our booking we suggested one of the party was gluten free but at breakfast there was no provision whatsoever made.
For Blackpool this is quite an expensive B&B considering the promised facilities were not available! It could also have been that we were their only guests and they couldn't really be bothered.
Might suggest if you book to double double check everything that is promised will be available!

A nice family run hotel with friendly welcoming hosts, great breakfast, free parking and a 20 min walk or a 5 min tram into the city. Nice to walk along the promenade seeing the illuminations.
Pleasant bed and breakfast hotel.
Tiny rooms and a very non-flexible breakfast policy (one slice of toast each, only allowed one of each item, no facility to swop items).
All in all, value for money.
We were welcomed like family,everything was explained on arrival,like breakfast times and where to go etc,lovely and clean and comfy bed,room overlooking the sea,fantastic.
We liked the cosy main room where we had breakfast, particularly the collection of Tiger pictures and ornaments. It's located in a quiet area away from the busy part of the promenade so got a good nights sleep.
The only thing was the lack of shower gel in the bathroom but still managed to get clean using the shampoo/conditioner provided.
Great hotel would recommend this hotel as one of the best for location and the staff was absolutely fantastic will be going back soon the moto is you arrive as a guest but leave as a friend never a true word thank you for our stay.
