While initial reaction from reception was uncertain, the room was clean and comfortable. The TV & air con worked well and the hot water in shower was very good. Even had a m/wave which was handy. Had 1 night stay and we would do it again.
Room is clean and tidy.
Shower temperature is difficult to regulate since the hot water pressure is weak.
Couldn't really enjoy sitting outside, since beggars are allowed on the promises.
This place doesn’t seem well run.
The shower had mould in the shower.
They said they would put breakfast supplies in our room, and didn’t.
The only thing that wasn’t disappointing was the beds. They were reasonably comfortable and clean.
I wouldn’t come back though..
Cables everywhere under sheets
Construction noises with Jack hammers, over lay on bed smells dirty. Tv hardly worked
Room smells dirty, the pub would have been a better fit
The room was not very clean, some power points, lights not working. The shelf over the bathroom sink had collapsed making the sink difficult to use. Our room was "around the back", next to an overflowing skip bin, strange comings and goings during the night. We left early as we could. The room was very cheap, I guess you get what you pay for.
There are some people and places that should not be allowed to own/be hotels.

I work in sales and have experience staying in many hotels in Armidale where at the least the service has been accommodating. This is not one of them.
Incidentally don’t try calling them - I was told by the managers that they don’t use the phone.

Air con hardly work at all on a very cold night, breeze came under door so had to put towel there. Had to get on hands and knees to find the power point under bedside table to turn on Outside the room was filthy ,driveway with full of water, the grounds in terrible state. Very small shelf on bathroom broken and nearly falling off wall, so had nowhere to put anything. Would definitely not recommend staying there
Just don’t!!!! Unsafe and dodgy! Full of dept of housing permanent residents. They have their personal crap scattered the full length of the motel in the driveways and all the tables outside the rooms…scooters, bikes, soccer balls, clothing, dirty plates, cutlery…. First room we were given reeked of cigarette smoke. Next room was next door to loud screaming residents with wailing children. Listened to their crap all night and got no sleep. Should have read reviews for this place… I’ve travelled a lot and never come across anything quite like it! Got out of there at sun up… never to return.

The car park was strewn with rubbish and gardens over grown. There was a dog tied to a pole 2 doors down and the smell of wet dog and poo was in our room. The language from the people in the next room was atrocious and kids screaming.
The room was very basic and the blanket was stained and old. Fly Screens were ripped.
It was only for 1 night but there was no way I was letting my family stay there. We packed our car and left. There was no one in office so left the key on the counter and walked away.
Rang the office and apparently the other people there are department of housing residents
Unexpectedly very good updated room, including bathroom. Looked great on the inside - average from the outside, so very good surprise.

Service & location was fine but the room was very dirty - Black mould over windows, hairs in bed & toilet area smelt of urine, thick film of dust, finger prints over walls, crumbs and lipstick on food prep. Just needs to maintain cleaning because location, view, location, quietness all good!
The property was tidy, but very old and felt unclean. The duvets had stains, the sheets also had marks, and the towels had bleach marks. Lots of scuffs and scratches/things falling to pieces. Buffet breakfast was included when we booked, but then told no such thing exists when we arrived. Service was prompt and rooms were tidied when asked. Smokers sit directly outside all rooms, which was awful.
It was a budget stay so I didn't expect much. Very basic. Was standard room, quite tired and old. Old shower cubicle, curtain, cracked tiles. The squeeze bottle of cheap non-lathering soap that smelt like disinfectant.. Wire makeshift toilet roll holder to replace one that had gone. Old bed covers. For one night, for one person on a budget it was ok. I wouldn't bring my family.
