The hotel is old but renovated. The bed had a very firm mattress that I found comfortable but the sheets were rather stiff. The room was small and poorly soundproofed. There was a lot of traffic noise in the daytime but after 10 PM it was not a problem. Electrical outlets were sparse and the TV was small and limited to typical cable stations i.e. not a smart TV.
Cleanliness was adequate. There was a bit of mildew in the bathroom grout but it was not terrible. The was also some dust in the corners.
I lived in downtown Vancouver for five years. The hotel is in a neighbourhood that I would consider safe but a bit downtrodden. It is within walking distance is the business district, hospital, harbour (w/o luggage, don't try to schlep bags to a cruise ship from here).
By Vancouver standards, Moda is fairly priced for what it is.
